The basics
What Is a Wood-Destroying Insect Report?
A Wood-Destroying Insect Report is an official, standardized record of whether a property shows visible evidence of termites and other insects that eat or tunnel through wood. You may also hear it called a WDI report, a termite inspection report or simply a termite letter.
Termites can work inside a home for years before anyone notices, so lenders, buyers and agents rely on this report to understand a home's condition before money changes hands. It is a snapshot of what a trained inspector can see on the day of the visit, documented on the form the real estate industry trusts.
Who Needs a WDI Report?
Almost every home sale in our area involves one. Here is how it helps each side of the deal.
Home buyers
Know what you are buying. A WDIR tells you whether termites or other wood-boring insects have left their mark before you sign.
Home sellers
Get ahead of the buyer's inspection. A clean report up front removes a common reason deals stall or renegotiate late.
Real estate agents
One call gets your client scheduled and the finished report sent straight to you, the lender and the closing attorney.
Lenders & refinancing
Many FHA and VA loans, and some conventional loans, require a current WDI report before they will fund.
How Getting a WDIR Works
- 1
Request your inspection
Call either branch or send the form above. Tell us the address, your closing date and who should receive the report.
- 2
We inspect the property
A licensed Terminix inspector visually examines the accessible interior, exterior, basement or crawl space, and attic of the home.
- 3
You receive the report
We complete the official NPMA-33 report and deliver it to you and anyone you name, ready for your lender's file.

What's covered
What Our Inspectors Look For
Our inspectors check the foundation, basement or crawl space, attic, garage, sill plates, joists, trim, decks and other wood in contact with the soil for four groups of wood-destroying insects.
Subterranean termites
The most common and costly wood destroyer in Illinois and Indiana. We look for mud tubes, swarmer wings and damaged wood.
Carpenter ants
They hollow out moist or softened wood to nest. Sawdust-like debris and large black ants indoors are telltale signs.
Carpenter bees
Perfectly round entry holes in decks, eaves and fascia boards, often with coarse sawdust below.
Wood-boring beetles
Powderpost and old house borer beetles leave tiny exit holes and fine, flour-like powder in hardwoods and framing.
What the report documents
- Live insects found during the inspection
- Dead insects, shed wings or other insect parts
- Visible damage to wood caused by wood-destroying insects
- Signs that the home has been treated in the past
- Areas of the home we could not access, so nothing is assumed
What a WDIR does not cover
- Areas behind walls, under floor coverings, insulation or stored belongings
- Destructive testing, such as removing drywall or trim
- A structural engineering evaluation or repair estimate
- Mold, moisture or other home defects (a general home inspection covers these)
- A guarantee that insects are not hidden or will not arrive later
Found Termites? We Can Help Before Closing.
If the inspection turns up activity, the same local team can explain your options and provide a written treatment proposal, so the deal can keep moving. Termite treatment is backed by the Terminix guarantee.
